Maintenance is the homeowner’s job — not the warranty’s

This catches people out, so it’s worth saying plainly. A workmanship warranty covers how a roof was installed. A manufacturer’s warranty covers defects in the shingle. Neither one covers parts wearing out.

What actually goes wrong

The things that quietly end roofs early

Pipe boots

The rubber collar around your plumbing vents dries out and splits in this heat, usually years before the shingles are done. It is one of the most common causes of an interior leak on an otherwise healthy roof, and it’s a cheap fix — if you catch it.

Pine needles and debris

This part of the county is full of pines. Needles collect in valleys and behind chimneys, hold water against the roof, and back up into the shingle courses. Clearing them is ten minutes of work that buys years.

Sealant and flashing

Caulk and mastic at chimneys, sidewalls and skylights age out and shrink. Flashing lifts. These are the joints where two surfaces meet, and they leak long before the field of the roof does.

Gutters

Full gutters push water back under the drip edge and rot the fascia and decking at the eaves. Damage from overflowing gutters is one of the more expensive things we end up repairing.

Attic ventilation

Blocked or inadequate ventilation bakes shingles from underneath and shortens their life. It can also affect a manufacturer’s warranty, since most require proper ventilation.

Animal entry

Squirrels and rodents work at gaps around vents and at the roof edge. Once they’re in the attic it stops being a roofing problem and starts being several problems.

  • Full walk of the roof — field, valleys, ridges, edges and every penetration
  • Inspect and reseal pipe boots, flashing and exposed fasteners where needed
  • Clear debris from valleys and around chimneys
  • Attic check for daylight, moisture, staining and ventilation problems
  • Photographs of anything we find, so you can see it yourself
  • A written report with clear recommendations — including “this roof is fine, see you next year” when that’s the answer

How often

When to have it looked at

  1. Once a year is the general rule for a roof in normal condition.
  2. After any significant storm — not because you should file a claim, but because you want to know whether anything moved.
  3. Before you sell. A clean roof report removes one of the biggest negotiating levers a buyer has.
  4. If your roof is over about 12 years old, more often. That’s when wear items start failing in earnest.
